The members of our management team have all held senior leadership positions in key industry roles: lender, borrower, seller, buyer, institutional investor and fund manager, partner to private and institutional investors, public REIT manager and more. Ted Kerr is a co-founding principal at Crossbeam. He is responsible for all operational aspects of Crossbeam including property management, construction management, due diligence, risk management/insurance, finance and accounting.
Mr. Kerr has more than thirty years of experience in all facets of apartment investment operations, including acquisitions, asset management, dispositions, property management, development, renovation and real estate finance. Prior to founding Crossbeam, Mr. Kerr was President of a Crossbeam Predecessor company and he also previously served as President of Coach Realty Services, Inc., an apartment development and management firm where he successfully developed four affordable-housing apartment projects and acquired several properties. From 1992 to 1997, Mr. Kerr served as Director of Asset Management at Drever Partners, Inc. During his tenure, the portfolio of Drever Partners doubled in size to more than 18,000 units. In 1997, Drever Partners was acquired by Walden, then one of the nation’s largest multifamily real estate investment trusts and listed on the New York Stock Exchange. Following the acquisition, Mr. Kerr served as the Executive Vice President of Property Operations at Walden, responsible for managing its 43,000-unit multifamily portfolio. In 2000, Walden was acquired by Olympus Real Estate Partners (“Olympus”) in a going-private transaction, after which Mr. Kerr served as Senior Vice President and Chief Investment Officer for Olympus’ $1.8 billion multifamily portfolio. He also held the position of Vice President in Bank of America’s real estate group in San Francisco.
Mr. Kerr previously served as a member of the Board of Directors of the National Multi Housing Council. Mr. Kerr holds a B.A. in economics from Washington and Lee University, and an M.B.A. in Finance from the University of Texas at Austin. Mr. Kerr and his wife reside in Alamo Heights, Texas.
Brad Blash is a co-founding principal of Crossbeam Capital. Mr. Blash has primary responsibility for investment strategy, acquisitions, disposition and capital formation.
He has over 30 years of experience in the development and implementation of real estate investment strategies and managing national investment programs including joint venture equity, mezzanine debt and structured finance transactions. These efforts have produced gross asset values exceeding $5 billion. Prior to his experience at Crossbeam, Mr. Blash spent 12 years at Fannie Mae, most recently as the Director of Equity Investments for the American Communities Fund (“ACF”). At the ACF, Mr. Blash managed a nationwide equity production team, investing in high-profile housing redevelopment opportunities in the nations’ largest markets. Transaction experience includes adaptive re-use/historic preservation, high-rise construction, Mid Rise, Garden apartments, single family lot development, single family, and townhome subdivision development in markets across the United States.
Mr. Blash serves on the International Real Estate Advisory Board to the University of Colorado Leeds School of Business, as a member of the Urban Land Institute and the Urban Land Institute’s Multifamily Council, and is a former member of the Board of Directors of the National Multi Housing Council. Mr. Blash holds a B.A. in Political Science from the University of Colorado. Mr. Blash resides in Boulder, Colorado with his wife and children.
Matt Peterson is the Managing Director of Crossbeam and is responsible for Crossbeam’s real estate portfolio management activities, in addition to direct involvement in all operational aspects including asset management, acquisitions, and the development and execution of Crossbeam’s investment strategy.
A seasoned professional with over 18 years‘ experience in acquisitions, asset management, finance and investor relations, he has been involved in over $2.5 billion in successful real estate transactions. Before his work at Crossbeam, Mr. Peterson served as Managing Partner at Sound Capital Ventures, a real estate startup company, specializing in the purchase of nonperforming loans (NPLs). He also worked as an Assistant Vice President for Denver-based real estate investment company Sevo Miller, now Miller Frishman. Matt was responsible for creating debt and equity structures to finance company acquisitions and disposition of the company’s assets.
Mr. Peterson is a licensed Broker in Colorado. He holds a B.S. with a concentration in Hospitality and Tourism Management from Montclair State University. Mr. Peterson resides in the Denver Foothills with his wife and two children.
Sarah Knight serves as the Chief Financial Officer for Crossbeam and is responsible for accounting, financial statement reporting, third-party manager support, compliance, investor relations and tax return preparation.
Ms. Knight has an extensive background in commercial and multi-family real estate including acquisitions, development, equity sourcing, compliance and structuring. She brings over 30 years of experience providing tax consulting, compliance and litigation support services to closely held businesses, individuals and non-profits. Since 2020, Ms. Knight has been a partner at Blueline Equity Partners, a real estate investment and development firm focused on the multi-family space. Before joining Crossbeam, Ms. Knight was the Tax Practice Leader of the Denver office of CBIZ MHM, one of the top ten accounting and tax firms in the country. Prior to selling her practice and joining CBIZ MHM in late 2013, Ms. Knight was the founder and Managing Partner of Knight Field Fabry LLP since its inception in 2007.
Ms. Knight taught as an adjunct professor at the University of Colorado Denver Business School from 2008 through 2015, teaching a variety of tax and accounting classes including real estate taxation. In addition to her CPA license, Ms. Knight holds a B.S. in Accounting from the University of Colorado and a Master of Taxation from the University of Denver Law School.
Meg Grindereng is a Senior Associate at Crossbeam and is responsible for executing on projects and providing support for fundraising, acquisitions, development, asset management and investor relations.
With an extensive background in operations, management and acquisitions, Ms. Grindereng brings a decade of experience across student housing, hospitality and multifamily. Ms. Grindereng started at Crossbeam as an intern during her M.B.A. Before joining Crossbeam full time, she also held roles at Solstice Capital as an Acquisitions Analyst and Fern St. Partners as a Hospitality Consultant. Prior to that, Ms. Grindereng worked as the General Manager for a hotel under Hilton, where she received multiple awards for revenue management and occupancy strategies.
Ms. Grindereng holds a B.A. in International Affairs from the University of Colorado Boulder and an M.B.A. with concentrations in Real Estate and Finance from Leeds School of Business at the University of Colorado Boulder. She lives in Denver with her husband and their two cats.
